“The inherent characteristics of precast concrete were the ideal solution for this project. Strength and robustness to provide fire resistance at the separation between the commercial, residential, and the parking space, long spans and shallow structural depths for adequate floor and roof levels. Precast concrete worked well for the exterior exposed balconies providing a durable finish for these weather-exposed areas. The clean appearance of the precast components met the owner’s desire to highlight the concrete structural elements, inside and out.
The construction started on site while the precast design was being finalized. This allowed the contractor to jump-start the schedule much sooner than with a conventional cast-in-place system. This created more time to focus on the details of the design.
By utilizing precast concrete components, the contractor was able to provide a fast-track schedule with precast erection being completed in only 27 days! This building will be low maintenance and long-lasting.”
