Live/Work Recording A Pro Studio Residential Community

Can YOU record drums in your apartment at 3am?

Our community can. A large percentage of the 60 million plus musicians and production professionals rent in major urban areas. They work at home on their Macs or PCs. Creating in a second bedroom is challenging - it's a noisy, annoying endeavor to those in proximity, and it isn't an optimum listening or performing environment.

It is extremely expensive and often futile to try and soundproof an apartment or house. Work suffers and domestic relationships suffer. It can be isolating and frustrating.

We have a solution. A beautiful, purpose built residential community that provides professional, acoustically treated and soundproofed personal recording studios attached to loft like apartments.

This community will be a transformative, ground breaking, global-first addition to the massive independent recording community. People that make noise as art are tremendously underserved as far as suitable living and creative space is concerned. There are no placemaking live/work lofts for loud musicians and recording pros.

Problem - our core artists and upcoming engineers and producers - the recording community - are struggling to make money and stay afloat. How are they going to pay for such a space?

Solution - we partner with lifestyle brands to finance the build and operations, and tie them into helping our community by keeping the rental cost reasonable, and by cycling opportunities throughout the year for artists and recording pros throughout the US

Where's the precedent?

Converse Rubber Tracks

Converse has opened two state of the art recording studios, in Brooklyn and Boston. In addition, they've opened pop up studios in storied studios around the world, where they host unsigned artists and give them the opportunity to spend a day in a proper facility. This has launched a whole world of music industry tie ins and global reach. The experience is key.

Let's hear from them directly:

"Today’s smartest brands aren’t marketing themselves; they’re championing a purpose. It’s why Red Bull organizes events instead of only sponsoring them, and it’s why Converse creates recording studios instead of only television ads. Brands that take this principle to heart also tend to have successful experiential campaigns.

Just ask Converse CMO Geoff Cottril, the man behind Converse’s Rubber Tracks Studio. After discovering that young creative people compose the core of Converse’s consumer demographic, Cottril convinced the brand to partner with agency Cornerstone to build a recording studio in Brooklyn. Artists could apply and use the space for free, no strings attached.

Our hypothesis from the beginning was, do something really good for your core consumer, don’t ask anything in return, and watch what happens,” said Cottrill at the 2013 Forbes CMO Summit.

Since the launch of Rubber Tracks, Converse’s Facebook fan base has grown from 6 million to 40 million, making it the third most popular Page on the network.

As Cottrill recently told Adage, “No advertising campaign will get you the kind of credibility that a meaningful experience will.”

The following brands are very successfully engaging young creative pros by helping them with what matters most...... being successful in their field

"These days, it’s almost entirely impossible to attend a music festival without witnessing heavy signs of branding across the grounds. From banners on the walls to stage names to dedicated vendor booths, large-scale events have become innately bonded to companies like Red Bull, 7-Up, Bud Light, and T-Mobile. Even though the purist in me wants to say that I dislike any overly saturated corporate involvement in something that should be entirely catered toward enjoying the music, the reality of the situation remains. These brands play an integral and often enjoyable role in the cultivation of a complete and fulfilling music festival experience.

According to their research, an overwhelming 93% of those surveyed stated that they liked the brands that sponsor live events. 80% said that they will purchase a product following a music festival experience, as opposed to 55% of those who were not in attendance. Finally, those who attended a music festival with brand sponsorship walked away with a 37% better perception of the company."

LIVE/WORK RECORDING, IN PARTNERSHIP WITH A DYNAMIC LIFESTYLE BRAND

Will

CREATE A PERMANENT CREATIVE HUB AND INCUBATOR FOR RECORDING ARTISTS AND PROFESSIONALS

But we aren't a festival, or a tour, or a venue - so how will this translate? How will we stand out, and expand our reach? Won't we just have a bunch of kids sitting in their studios? How does this bring value to brands?

Engagement - connect where influential creative people live and create

With 50 live/work lofts, short term penthouse suits, and a full service tracking studio -bringing together our residents, their clients, their friends, their roommates, siblings, significant others - brand partners will be able to reach creative people literally where they live. And yes, they'll talk about it. (5 million recording aficionados from all over the globe visited Gearslutz.com in Jan 2016 alone.). There is an almost infinite amount of content generated from our creatives.

High Visibility - naming rights and signage

8-11 story mid rise architecturally significant building in a highly visible location on the revitalized Delaware Riverfront, in the young hip neighborhoods of Northern Liberties/Fishtown. Visible naming signage from I 95 and Ben Franklin Bridge. Accessible to venues, nightlife, craft breweries and pubs.

Exceptional and inviting public gathering spaces - intriguing digital art showing marketing content

Open to the public green space and lobby area, with food options and bar. Woven throughout - cutting edge digital art using video walls, projection, augmented reality and the latest in 3D technology. Display content from residents (such as music videos), artwork from local artists, interwoven with forward thinking brand messaging.

Yes, it's The Cosmoplotitan Hotel in Vegas. But you get the idea.

Engage with thousands of young musicians and their fans - global market leader in the project studio residential space - potential for massive, exponential social media outreach in addition to traditional media coverage

50 bi-level lofts with soundproofed and acoustically treated production suite below, living area above. Being the first of its kind in the world, there will be major buzz amongst the 60 million strong independent recording community, including trade magazines, gear manufacturers, instrument manufacturers, and their rabid social media followers. A brand partner that makes this opportunity for artists attainable will garner much love and respect (and likes) amongst this vital demographic.

The whole indy scene - traditional apartments for other creatives in the industry - graphic artists, web designers, multimedia content producers, photographers, artist managers, pop culture journalists, bloggers, reviewers - all of whom add to the social media conversation

30 high end lofts without studios for residents that don't require a production suite, but would benefit from proximity to our artists, and would love the creative nature of the environment

Engage up and coming recording artists - invite artists to apply to enjoy a free month of residence and recording in a penthouse suite - enabling them to follow their project through to completion

8 serviced, furnished penthouse lofts with in apartment production suites, perfect for inviting emerging artists from around the world to stay for a month and complete a project. The application process alone would spread the word.

In addition, we would invite high profile recording artists to take up residence with us when they're in town.

Give worth to aspiring artists - mentorship and production advice from leading producers, gear demos, recording education

World class in house tracking room, which will provide residents the opportunity to track the more complicated parts of their projects, as well as giving us a space to entertain high profile producers, engineers, artists, gear manufacturers - attracting people from the entire region

Our building will also feature

  • 8 micro apartments with studios
  • 5 stand alone individual studios
  • Screening room
  • Event space
  • Resident/client lounge for networking
  • Rooftop terrace, bar, party, chill out space, green roof
  • Restaurants/food options
  • Retail and creative offices

Who's going to populate our community?

Mid Atlantic/NorthEast/Everywhere renters who work in the music, film, multimedia and gaming industries (musicians, engineers, record producers, video/film post, video game composers, songwriters, film scorers, audio engineering students).

We have clients willing to move from New York and Los Angeles for a space in our community. Diverse industry people - songwriters, producers, a DJ, recording engineers, multimedia content producers and a record label are already interested in leasing with us.

Philadelphia, we love it, don't underestimate it

Philadelphia lies along the I 95 corridor in the booming megalopolis that spreads from DC to Boston and consists of 47,000,000 people, and is America's fourth largest advertising market

Philly is more than Rocky. The creative economy is Philly's 4th largest industry. Philly is home to very hip and walkable neighborhoods, filled with musicians and arty kids. Philly's music scene is booming and although it doesn't have the same name recognition as LA or Nashville, artists in this area are incredibly sincere and and their work has integrity and authenticity, which can be missing in the major music towns.

.

It will be our pleasure to hold ourselves to the highest standard of service, starting with hands on property management by people who understand the challenges of our residents, by providing professional contacts and networking opportunities, and building the most creative and productive of environments in which to work.
