Last year we decided to launch our now flagship policy (Laithwaite Homes Escrow) we've all heard to stories of cowboy builders and rouge traders that cause untold heartache and devastation. So it's understandable that the public are nervous about who they decide to let into their home and trust with the work. It was with this in mind our revolutionary policy came to fruition. An Escrow account put simply is an account that is held and operated Via FCA (Financail Conduct Authority) authorised lawyers. Our clients simply deposit the pre agreed amount to the lawyers and they act on your behalf. Once a pre determined stage of work has been completed the legal team will instruct an independent surveyor to inspect our work, should our work meet the industry standards the appropriate level of fee's are simply released to us as the contractor. This approach completely mitigates our clients risk and provides absolute peace of mind.

The Numbers

Your proposed project for your home will consist of approximataly 2 - 3 weeks of work. This will include.

  • Remove and replace original stair case to face front of property.
  • Add 3 point step to the landing of stair case.
  • Romoval of supporting wall and replaced with RSJ beam across the breast of property.
  • Removal of stud airing cupboard upstairs to allow staircase to join landing area with removal of emersion water tank from inside cupboard.
  • Box room created on landing with stud wall, Stud wall to have a frosted panel (allowing light through) with door sliding into the stud wall recess with two power points and light and light switch.
  • Removal of down stairs cupboard and partial kitchen wall
  • Walls and ceilings plastered/skimmed then painted.
  • Gas meter relocation (to be determined by our gas engineer.)
  • Exisisting boiler removed and new combi to installed with gas safe certificate.
  • Skip Hire and Rubbish removal.
  • Professional clean upon completed job.
  • Escrow & survey inspection included in price.
  • VAT included in quote.

Total Investment £14,355. 30% deposit payable 1 week prior to commencement of work.
