4/24-26 Whiting Avenue, Terrigal

Here are a few items that I would like to cover:

Timing

Should you decide to list your property for sale I would recommend launching to the market as soon as possible. Now that the Christmas holidays have finished and the kids are back to school buyers are buying and interest rates have stayed the same. It may be wise to take advantage of the Summer selling season as there more buyers in the market, which creates greater competition between buyers.

Here is a timeline of how things would roll out.

PRE-MARKETING PHASE

Pre-Marketing Phase

• List your property for sale

• Arrange for photo shoot, aerial, video, copywriting and floor plans to be carried out

• All photography, copy and professional marketing proofs would be designed and emailed to you for suggestions and approval

• e-Brochures sent to Ray White International Database promoting your "Pre-release Open Home” on Saturday.

Marketing your property

Marketing Phase (Week 1)

• Sign board is erected and brochures delivered

• Social media video marketing campaign initiated (if selected)

• Second round of e-Brochures sent to Ray White International Database

• Your property would be loaded onto all 11 internet sites (raywhite.com, realestate.com.au,domain.com.au, juwaii.com, etc.)

• Realestate.com.au e-Brochures sent to REA International Database

• First advertisement in the Central Coast Express Advocate appears on Friday (if selected)

• Premier open home conducted on Saturday

• Buyer follow up calls from the open home will be completed by 6pm Saturday and any offers submitted

• Progress report with all buyer feedback will be emailed to you by 6pm Tuesday

Marketing Phase (Week 2, repeats until sold)

• Second round of buyer follow up calls are completed on Monday

• Complete campaign progress report with buyer feedback posted out you by Monday

• Facebook image marketing campaign initiated on Tuesday (if selected)

• Second advertisement in the Central Coast Express Advocate appears on Friday (if selected)

• Buyer follow up calls from the open home will be completed by 6pm Saturday and any offers submitted

• Progress report with all buyer feedback will be emailed to you by 6pm Monday.

Price range

I feel the market interest would be in the vicinity of $620,000 - $680,000 realistically, however your price will ultimately be determined by the level of interest that is generated in the property and the types of buyers that become emotionally attached.

The best scenario is to have multiple parties competing for your home as this can often produce a premium outcome dramatically above the realistic appraisal range.

Investment

Investment

The fee is 2.2% of the sale price including GST.

An alternative would be a performance based fee as follows.

2% up to a sale price of $680,000

2.5% if sold in excess of $680,001

The only other expense would be your marketing investment. For your particular property I would recommend somewhere between $2000 - $4000 depending on how aggressive you want to be when pushing for that 10 - 15% premium above market value.

It is important to understand that your level of marketing investment will directly influence the number of buyers you have competing at time of negotiation.

Communication
