Roman city

The remains of the Roman city of Labitolosa can be seen within walking distance of the urbanisation. Labitolosa was a Roman city from the first to the third century A.D. The excavations are still going on and so far a bathhouse, a forum, a temple and a house have been uncovered.

The spectacular gorge of Mont Rebei

One of the most beautiful hiking trails in Europe is the walk through the gorge of Mont Rebei. A half hour drive from the urbanisation. The gorge is carved by the river Noguera Ribagorzana and crosses the Montsec mountain range. The gorge can be enjoyed on foot following the ancient mule track carved into the rock. On the other side of the gorge are 2 spectacular wooden stairs that cross the rock vertically. Exploring the gorge by canoe is also an unforgettable experience.

The gorge of Olvena

The beautiful gorge of Olvena has a lot to offer: there are several hiking trails, climbing routes, there is a via ferrata, several caves, a beautiful medieval bridge, a rock painting of 7000 years old, and of course the picturesque village of Olvena.

How many sqm. can you build? On a plot up to 400 sqm. the maximum buildability is 78%. The maximum buildability on a plot of 400 sqm. or more is 60%. For example: on a plot of 500 sqm. a house of 300 sqm. can be built (500 x 0.60).

Is it allowed to place a prefabricated house? It is indeed allowed to install a prefab or a wooden house. However, the building standards require that the roof is covered with tiles and that the finishing of the facade fits in with the existing construction of the area. This means that a wooden house has to be plastered or finished with, for example, brick or natural stone.

What additional costs should I take into account? The costs involved in buying a plot are 21% VAT plus the costs for the notary and for registration in the Property Register. The total cost for the notary and the Property Register is approximately between € 1000 and 1250 depending on the price of the plot and the notary.

Are you obliged to start construction immediately? This is not mandatory. It is not a problem to buy the plot now and start construction when it suits you.
