160 Leroy Street

160 Leroy Street is a 12-story residential structure composed of 57 condominium units and 834 square-feet of retail space on the ground floor.

The Par Group’s contract for the plumbing work included complete installation of sanitary, vent, storm, domestic water and gas systems as well as furnishing and installing all fixtures and major equipment that make this project a shining star in the West Village for Ian Schrager.

Par played an integral part in the determination of the plumbing fixtures in conjunction with the owner & architects design intent. Fixture brands include Vola, Hansgrohe, Julien, Duravit & Kaldewei, as well as custom lavatories, freestanding bathtubs, steam showers & Infinity linear drains.

The social kitchen hosts a fully integrated 33" wide stainless-steel sink, Vola swiveling faucet with pull out hand spray in brushed stainless steel, a Sub-Zero 30" refrigerator, a Wolf 36" oven, and a Miele 24" integrated dishwasher with custom larch wood panel.

Chef’s kitchens include a fully integrated 18" wide stainless-steel sink, swiveling faucet in brushed stainless steel, Sub-Zero 24" freezer, wine refrigerator & 30” refrigerator, Miele 24” integrated dishwasher. Wolf 36” oven and Gaggenau 36” cooktop with recessed stainless steel hood.

Summer Commercial HVAC Concerns

The city is humming, and it’s not the sound of birds! The sound of air conditioning units can be heard all around NYC. Whether they are small split systems or large commercial HVAC systems, facility managers have similar concerns when it comes to saving energy and money, minimizing equipment downtime and keeping tenants comfortable during the hot summer months.

HVAC systems account for as much as 50% of a buildings energy cost and can be the most controllable building operating cost.

According to the EPA:

  • Energy represents 30% of a typical building’s operating costs and are a property’s single largest operating expense.
  • 30% of the energy consumed in buildings is often used ineffectively/unnecessarily.

According to Energy Star:

  • A 10% decrease in energy use could lead to a 1.5% increase in net operating income.

Regular HVAC maintenance improves the indoor air quality in your office, which should improve your personnel’s comfort and productivity.

A scheduled HVAC maintenance program is the best way to keep your equipment operating as efficiently, which in turn will keep your energy bill as low as possible. This program minimizes equipment breakdowns and keeps tenants and employees comfortable.

Summer Tips:

  • Sunlight is great until your office starts to feel like a sauna! Install light deflecting blinds. This will help decrease the amount of heat in the space and reduce energy use.
  • AC not cooling quick enough? There may be a refrigerant leak. Let us check and make sure the refrigerant charge is at the correct level and there are no leaks.
  • Forget to change your setting before heading home for the day? Let us install a new wi-fi programmable thermostat and you will be in control of your system from anywhere at any time.

SunriseWALKS 2018

The Par team walked together on Sunday June 10, 2018 to raise over $11,000 dollars for Sunrise Day Camp. The annual walk took place at Henry Kaufmann Campgrounds in Wheatley Heights and was a fun filled day with family and colleagues.

Sunrise Day Camp allows children with cancer and their siblings to attend camp free of charge. This cause is near to the Par team and we look forward to raising even more next year!
