1283 York Avenue
The Par Group installed the plumbing systems for the Ambulatory Care Center at New York Presbyterian Hospital (NYPH), located on the west side of York Avenue, between East 68th and East 69th Streets in Manhattan. One of the unique elements of this project was the degree of design collaboration, both in the initial stages, during pre-construction and then throughout the main construction phase. The goal was to seamlessly integrate design and construction.

This development is a ten story hospital based ambulatory care center. The facility has one below grade floor for parking, a two-story lobby at grade, and five floors of clinical treatment services, which consist of operating room suites, radiology, endoscopy, radiation therapy, gastrointestinal services, waiting and support areas. There is also a standalone machine room on the top floor. The structure was designed for potential future expansion of other clinical and infrastructure programs.

These included trade management construction and design processes, as well as relational contracting, which involved advanced collaboration between the general contractor, all trades, engineers, architects, designers and the owner. 2019 Gas Piping Compliance Notice: Local Law 152 Periodic Inspection of Gas Piping Systems
Dangerous, potentially life threatening accidents related to natural gas systems have become a more common occurrence in New York City.
Following an increase in gas related emergency calls, greater concern about NYC’s aging gas infrastructure, and three major gas explosions, The Public Service Commission and the City Council have enacted legal requirements to enhance safety and prevent future gas explosion events.
Overview
Commencing January 1, 2019 Local Law 152 requires periodic inspection of existing gas piping systems in all buildings other than R-3 occupancy. The gas inspection must be conducted by a Licensed Master Plumber (LMP) or a Department of Buildings qualified individual under continuous supervision of the LMP.
How Local Law 152 affects you as a Building Owner or Manager:
- The inspection and completion of required repairs within a specified timeframe.
- Inspections and related compliance documents must be completed, and any related deficiencies must be remediated within specified timeframes, or the building owner risks both violations from the City of New York and potential loss of insurance coverage.
- It mandates that building owners and managers understand the condition of their gas systems and complete any required repairs in advance of the statutory inspection.
- If sufficient hazards are discovered, gas service may be disconnected by Con Edison or National Grid; the re-establishment of gas service can be an onerous process that may take several months.
