After the ground is excavated forms will be built with framing lumber (you can clean and reuse framing) and then the concrete will be poured into each section. You'll need to decide what type of foundation you want - basement, slab or crawl space. After the foundation has set (approximately a week ) and the form boards are removed the framing of the home begins and you will start to see the layout of your new home take shape.
4.First Inspection & Framewalk:
Once the framing is complete an inspector will review the plumbing electrical and framework, as well as any other required inspections. After your new home passes inspections you will be allowed to have you first offical walk through. Where you will see the layout of all your rooms, staircases and placement of outlets.
5.Enclosing your home:
Your bulider will now begin to enclose your home with the drywall and a protective weather barrier (best known as a house wrap) to protect your home from unwanted moisture . The roofing systems ,doors and windows will be installed at this stage . This is an exciting phase because each room is now defined . Be sure each room is exactly how u want it to be before the insulation/mechanical insulation is added . Remember to ask lots of questions; you aren't expected to understand every aspect of the building process.
6. Insulating your home:
It may not be the most exciting product you pick out for your new home, but it is one of the most important because it is responsible for keeping your home cool in the summer and warm in the winter. You will be creating a comfortable indoor environment while saving yearly energy costs.
7.Room by room interior design:
Ones of the most exciting stages of your new home construction is when you get to select all the products that will go into your room. There are two types of tenancies in New Zealand - Fixed Term and Periodic. Fixed Term is a tenancy that has a start date and an end date and cannot be terminated by notice by either party unless both parties agree to meet sooner. The Periodic tenancy provides more flexibility since it can be terminated by notice by either party if their personal circumstances change. The standard notice periods are either 42 to 90 days by the landlord depending on the situations or 21 days by the tenant.
Step 1 - in New Zealand rental properties are unfurnished, although more furnished properties - especially apartments - are coming to the market. You will also need to do your research so you know what kind of property you are renting and the rules of that space.
Step 2 - References and Identification: You will be required to supply references along with the completed and signed the tenancy application form. So make sure you have that ready for the property owner.
Step 3 - Letting Fees And Cost: In New Zealand if you renting through a Real Estate Agent, the tenant not the owner is responsible for paying the letting fee - usually a sum equivalent to one week's rent + GST. You will also be required to pay up to two weeks in advance plus a bond, which can be up to the equivalent of four weeks rent.
Step 4 - Pets: Not all property owners will allow pets, particularly dogs. But many do change their mind after they meet their applicants and their pet. So it's worth asking. When you are applying for a rental property and you have a pet it is best to include this with your application:
- A pet reference from your previous landlord, or from your salesperson if you've moved out of your own property. - A photo of your pet and lots of details about them (breed, size, where they sleep etc.). - A copy of their council registration (if your pet is a dog)
