Prices for single family detached homes have gotten so high that for MANY, the only alternative to renting is a condo or town home. Here's a look at pricing and sales trends for December through early January 2019.

Valencia Town Center

MEDIAN SOLD PRICE FOR ALL 40 CONDOS SOLD IN the last 33 days IN THE SANTA CLARITA VALLEY: $317,500.

37 Townhouses were recently sold with a median price of $424,500.

What should you expect when looking for a condo or townhouse in the SCV? The median sized condo is currently 930 sq. feet of living space. It will have been on the market a median 33 days. Most condo HOA fees are in the high $200's per month.

Here are the stats for CONDOS AND TOWNHOUSES ONLY. Totals are for ACTIVE multifamily properties only. (No Detached homes.)

Prices dropped from Octobers $325,000 while days on the market rose from 31 to 42.
