Minimal Improvements - Analyze & repair/replace any deferred maintenance, stage & sell (patch & paint walls, furnace, water heater, roof, deck(s), appliances, carpet/flooring). This approach will net you more than the AS-IS scenario, but takes additional coordination, time and effort.
Optimal Improvements - In this scenario we look not only at market demand, but what finishes and styles are obtaining a premium in the area. We plan the scope of work/design, obtain bids and look at before and after improvement values. Typical ROI is 2-3 X Return on your cash investment for improvements. This option offers the best net to you, but does take some additional time to complete improvements. We take on all the design, coordination of tradesman and listing/sale for a minimal additional fee paid at closing.
