Project Description: Repair and reconstruction of one hundred forty-four (144) mid-rise balconies and (48) terraces. Existing balconies are constructed out of wood framing members and waterproofed using vinyl membrane. Terraces have membrane over concrete. Repair will include demolition, repair, and installation of Duradek on balcony surface, and epoxy paint coating on terraces.

Note in some cases there was substantial tree coverage preventing some close ups and alternative angles.


A drone was used to capture data using videos and stills of the balconies to identify conditions of four (4) buildings, 192 balconies in total. Each building consisted of forty-eight (48) individual balconies, twelve (12) on northern elevation, twelve (12) southern elevation. The aerial content provided both horizontal and angled perspectives of the balconies. Typical conditions were identified reviewing the content and a sampling of same included below.
