Our dedicated systems enhancing the light in your office

Lighting control

  • Lighting on common areas (garages, staircases, halls) is controlled by BMS and motion detectors. This solution automatically switches off lighting on unused areas.
  • On the tenant areas we design lighting automatic switch-off, which happens after working hours.

LED Lighting

  • Using LED Lighting on common areas reduces power installed for lighting by around 50%. It also reduces lighting energy consumption by 50%
  • LED lamps should work up to 30000 hours (10-15 years) without any maintenance

Did you know that the color of light affects our mood? Colder colors make us more energetic, while warm ones help us to relax. Intelligent lighting adjusts to our physiological rhythm and improves our concentration.

Better air quality can improve productivity by 8-11%

Chilled beams

A chilled beam is a type of convection HVAC system designed to heat or cool large buildings. Pipes of water are passed through a "beam" (a heat exchanger) either integrated into standard suspended ceiling systems or suspended a short distance from the ceiling of a room.

Important facts

  • No draught due to lower air speed and higher supplied air temperature
  • Replacing the fans means removing the noise (lowered to 28 dB(A)) and no movable parts - no risk of malfunction, less maintenance needed.

Fan-coils

Fan coils are devices used to maintain the optimal temperature in the room. The fan is used to move the indoor air over the coil, where the air is either heated or cooled. After this process the air is pushed back out into the room.

  • Quicker temperature change response. For densely occupied areas it might be a better solution.
  • Quick temperature change response.
  • Draught risk.
  • Noise risk (>40 dB(A))
  • Maintenance needed due to fan presence.
  • Condensate removal system required.

Adiabatic cooling and humidification

Humidification system is necessary to ensure proper comfort parameters in the winter time.

Application of adiabatic humidification allows to use district heating as heat source instead of electricity, which is cheaper and requires less primary energy use – this results in cost savings and CO2 emission reduction.

The use of air from offices to heat the garage

Using the exhaust air to heat the garage space is an innovate solution that enhance comfort of building users. In addition it minimizes the use of energy in the building since the air from offices is already warm and does not require heating.

We never know the worth of water till the well is dry

Only about 3% of water on the Earth's surface is fresh and available for human use. World Health Organization (WHO) reports that almost one billion people lack access to safe drinking water worldwide, and two million annual deaths are attributable to unsafe water, sanitation and hygiene.

Water efficient sanitary fittings

All our buildings are equipped with water efficient fixtures. Thanks to them we are able to obtain even 40% water savings.

Foto sensors

Sensors prevent excessive consumption of drinking water. This helps not only to take care of the environment but also to achieve significant savings.

Waterless urinals

These fixtures help the tenants save large amount of water, which is good for both the environment, and their finances.

Grey water

Grey water system is used to collect water used once in washbasins and showers. Water is treated, retained and then used to flush the toilets and urinals. Application of grey water system results in 50% water savings.

Storm water

Rainwater system is used to collect rain water from building roofs. Water is filtered and used to flush toilets, urinals and it can be used for greenery watering. Application of rain water system results in 500 m3 (half volume of Olympic swimming pool) water saving that is equal to 1250€ annually

Hot water prepared centrally

That solution helps to reduce CO2 emission and is an energy efficient and cheap source of heat.

Certificates issued by external parties

ISO 14001

Environmental management system ISO 14001 is the most important environmental management system. It ensures that we work in an environmentally responsible way and that we continually improve. In 2000, Skanska became the first global construction company to obtain ISO 14001 certification.

LEED Certification

LEED – Leadership in Energy and Environmental Design. This is voluntary system for measuring sustainability that was introduced by the US Green Building Council. LEED uses a lifecycle perspective to evaluate how a building handles the most important environmental parameters: energy savings, water efficiency, improved indoor environment, site location and responsible use of materials.

BREEAM Certification

BREEAM – Building Research Establishment Environmental Assessment Method. This is a method of assessing a building’s environmental qualities based on selected criteria – it is the UK equivalent of LEED. BREEAM focuses on management, energy, water, land use and ecology, health and well-being, transport, materials, waste and pollution.

Well Building Standard

Well Building Standard addresses air, water, light, fitness, comfort and mind. It works in alignment with LEED. The Well Building Standard is a grounded in medical research that demonstrates the connection between the buildings where we spend more than 90 percent of our time and the health and wellness impacts on us as occupants.

Building Without Barriers

Building Without Barriers is Disability Access Certificate issued by Integracja Foundation that confirms that the building meets high architectural accessibility standards and is accessible to people with various disabilities.

Green Facility Management

Green FM - New Solution for Skanska High Energy Performance Buildings. Based on the measurements recorded by BMS, observations of the building usage and financial bills and feedback from FM company. Supports owner and FM to detect irregularities in the operation of the systems and the individual devices. Helps to optimize building operation and reduce energy consumption and operational costs.
