It's a privilege and an honor to announce the successful close of 2021 Jacaranda in Fullerton. This transaction meant so much more than a closing, it was a professional victory. March of 2016, I was approached at one of my open houses by an unrepresented set of clients, husband and wife, who "loved" my listing. Needless to say, within a few hours the unrepresented buyers decided to execute a dual agency disclosure (meaning I was then the appointed agent representing both the buyer and seller).
After the open house, I presented all the offer(s) currently submitted, and was pleased to hear my clients, the sellers of my listing, decided to accept my buyers offer as the terms in the purchase contract provided the "sellers option to rent back up to 30 days after the close of escrow" which served as the sellers security since they needed the time to secure and close their replacement property.
Unfortunately, not all escrows end in a successful sale- and after my buyers provided the sellers with two extensions of time on their sellers contingency, the sellers remorse began, and the buyers were forced to cancel the transaction; after 60 days in escrow, due to sellers inability to perform.
As months went on, the buyers resurfaced in early October (Saturday the 8th to be exact). I learned the clients tried working with other professionals, but "none matched the caliber of professionalism, communication skills, and contractual knowledge". Saturday evening was the teleconference making me their (again) appointed buyers agent, and on Tuesday we had five properties scheduled to show- and out of the five, Jacaranda was one of them.
Clearly my clients had a successful close, but knowing the clients could've used any agent in the world, came back to me, even after our "horror" story cancelling escrow 6 months prior, is the biggest "victory" I've ever felt. Since being licensed in 2013, I've successfully closed over $27Million, with an average sales price of $1MM- and out of all my transactions, this one has me left with the most amazing sense of success, pride and is the BEST affirmation that my clients see the caliber of service I provide.
