The building was the first artist live-work condo space in Williamsburg in the 1980s. The building and its residents were instrumental in making Williamsburg into the popular, artsy and vibrant destination that it is today. We’ve been involved with the exterior envelope restoration since 2012.

We investigated existing conditions and came up with a plan of action for restoration. We filed drawings with the NYC building department and assisted the condo board in bidding the work to contractors specializing in masonry restoration and waterproofing. Cracked and deteriorated brick was replaced, bluestone sills were patched and windows were sealed.

We investigated the facade from scaffold and determined the extent of the masonry repairs.
We inspected the facade by hand and marked-up the masonry to be replaced.
Deteriorated brick was replaced at the corbeled cornice. Brick at the upper floor was repointed.

The old roofing membranes were removed and a new roofing system that we specified and detailed was installed. For the inboard side of the parapets at the street facades we specified a stucco rain screen and metal flashings. We specified and detailed new skylights. Currently, we are designing decks for use by the residents. Work is expected to start in the summer for 2018 for this next phase.

On the outboard side of the parapet (in red) on this facade, we specified a stucco rainscreen in order to stop water infiltration. The facade was also coated with a red sealer so as to stop water infiltration.
