American Academy of Pediatrics a jll project profile

Since the American Academy of Pediatrics’ headquarters opened more than 30 years ago, the organization has experienced unprecedented growth. Membership has grown by more than 250 percent to 66,000 members, and total staff has increased from 125 to 455 people. AAP tapped JLL in early 2014 to craft a strategic real estate plan for its new “headquarters of the future.”

We explored expansion and restacking AAP’s existing Elk Grove Village building, purchase of a new building and a ground-up build-to-suit. After touring downtown and suburban sites, it became clear that a build-to-suit was the best choice for AAP’s unique needs. Hamilton Lakes Business Park in Itasca offered proximity to AAP’s valued employee base and future expandability.

As owner’s rep, we facilitated the acquisition of the land site, due diligence and entitlements, as well as the hiring of all project partners. The team worked through the approval process with the Village of Itasca regarding site layouts and engineering, traffic impact and local intersection improvements to help traffic flow.

Taking to heart AAP’s mission, striking architectural design features vertical glass fins and a crayon-inspired color scheme that is decidedly pediatric.

AAP’s new headquarters features: a full-service cafeteria; two-story atrium; electric car charging stations; bike storage; a fitness center; a recording studio and full print shop; and a temperature- and humidity-controlled area for historical archives. The south plaza overlooking the lake hosts a variety of outdoor elements and meeting spaces. Clad in 10-foot-high, continuous glass and vertical fins, the building design balances natural light and optimal energy efficiency. The site features a reflective roof, LED lighting, and landscaping with native plantings, bioswales and natural areas featuring on-site water filtration. A highly efficient HVAC system is projected to save AAP nearly 40 percent in energy costs.

We guided the organization’s large group of decision-makers through the build-to-suit process with close collaboration and daily communication, ensuring delivery of a state-of-the-art home for the next generation of leadership on behalf of children everywhere.

“JLL explored every possible option on our behalf, discovering that for our singular mission and vision, we needed to build from the ground up. With no build-to-suit experience, we relied heavily on our project team to listen to our needs and translate them into a building that will serve as our springboard into the future.”

-Dr. Karen Remley, AAP’s CEO

The facility brings 455 employees into the area. National membership will use 4,000 local hotel rooms annually.
