Kim Bartells Proudly Serving Bucks & Montgomery County

Farmhouse & Bucks County Specialist

Service • Competency • Performance • Discretion

A lifelong resident of Bucks County

I spent my childhood residing in a beautiful Colonial on five acres in Nockamixon Township, Bucks County.

I grew up on a small horse farm and spent my free time riding and showing my Quarter Horse in Hunter Events throughout the county.

My first job was as a polo groom for Kurt Schneider, the founder of the Bucks County Horse Park.

At 16, I started working at the local real estate office and never looked back.

I obtained my real estate license at 19 years old and continued working in the real estate field while I obtained my college degree from Delaware Valley University in Doylestown, Pennsylvania.

Though I graduated with honors with a degree in Finance, my true passion was Real Estate.

I married my high school sweetheart in 2006 at a breathtaking Farmhouse in Upper Bucks County.

We have two amazing little girls, Brooke & Blake, and reside in Perkasie.

My husband and I are active real estate investors that buy and sell properties throughout the region.

I now have the privilege of selling the homes of Bucks County - Stone Farmhouses, Craftsman, American Foursquare, New England Colonials - that I grew up admiring from the car window as a child.

Making the choice

Choosing the right REALTOR to sell your home, one of your largest assets, is a pivotal decision. If your first exposure to the market is lousy, it can be an arduous recovery even with the best agent at the helm.

Working with a REALTOR who prices homes correctly, presents them to the public with the highest standards, and who uses advanced online and direct mail marketing strategies is of the utmost importance.

The last thing you want is an agent that overvalues homes to get listings, with price reductions being their only form of marketing. This will cost you nothing but time and money.

My Agents Statistics show my ability to correctly price and present listings so that they sell quickly, and net you the highest price.

List Price/Sale Price Ratio: 97.4%

Average Days on Market: 17

Purchase Price/Appraised Value: 101.28%

What Makes a Realtor EXCEPTIONAL?

SERVICE

You deserve to truly enjoy your experience buying or selling your home. To ensure this happens, I avoid the many pitfalls associated with unpleasant home sales. I don't overvalue homes to get listings, which wastes an enormous amount of your time on showings, causes unnecessary stress, and usually, a lower sales price. My ability to combine technology with communication, inventory knowledge, and advanced marketing strategies allows my clients to enjoy the highest level of real estate service.

Discretion and confidentiality are hallmarks of my professionalism.

COMPETENCY

Anyone can place a house for sale online. That's not why you're hiring a REALTOR. My extensive pre-marketing recommendations, professional presentation, forward-thinking marketing, and negotiation skills allow my clients to experience higher sales prices with less time on market. Once under contract, my negotiation experience continues the financial benefit.

PERFORMANCE

Agents have ways to measure their success - average days of market (17), list price to sales price ratio (97.4%), and appraised value to purchase price (101.28%). I’ve shown my clients, through results, that I accurately value homes, and expose them to the right audience so that they sell quickly. When I represent buyers, the homes they purchase tend to appraise for more than they paid.

AWARD

EDUCATION

I’ve taken many courses to advance my real estate and business knowledge, including a degree in Finance, advanced courses in American Architecture and Home Valuation, and I am a member of the Institute for Luxury Home Marketing.

5 Questions to ask your realtor

  1. How are you going to get me the most money?
  2. How much time is it going to take?
  3. What's your track record?
  4. What's your marketing plan?
  5. Who else is involved in the process?

What I have done for sellers

Listed in reverse order. From end-result to decision to list.

I sold 3297 Holicong Road in Doylestown in TWO WEEKS when two prior agents had the listing for over a year.

Over 30 people visited the Open House I hosted one week after listing the home for sale.

The house received tens of thousands of online impressions and thousands of clicks from zillow, realtor.com, and remax.com.

My online advertisements and copy are professionally crafted to tell the story/lifestyle of the home. They were then targeted to key buyer demographics.

Professional photography and video was used to present the home for sale. This included a virtual tour and aerial photography to present the 10 acre homestead.

An in depth conversation was had with the sellers to determine the most accurate listing price. Relevant sold properties and their amenities were compared and contrasted to determine the optimal listing price.

The seller's were excited to choose me to list their home. They felt I would be able to highlight the key architectural styles of their Farmhouse and use technology to tell their homes story more effectively than prior agents.
