Condo Owners Save 30% On Heating Bill With RBI Flexcore Boilers

Built in 1987, Bay Square is a seven story full-service condominium building located between Harvard and Central Square in Cambridge, MA.

For nearly 30 years, the 113 unit building had been heated by a large atmospheric gas-fired cast iron boiler. The non-condensing unit operated at 180° on a low temperature system requiring the use of a blend pump to temper the return water and reduce the chance of thermal shock to the cast iron. Additional energy was being lost through the full wall of intake air louvers which opened to provide combustion air for the boiler when firing. Gas-fired unit heaters were required to keep the boiler room pipes from freezing during the cold Massachusetts winters. The system was old, inefficient and beyond its useful life.

Realizing that the outdated system was costing the condo owners far too much on their heating bills, property management firm Thayer Associates of Cambridge, MA consulted with Commercial Construction Consultants, Inc. to design a heating system that would significantly lower the operating costs at Bay Square Condominiums. The Boston-based consulting company recommended installing two RBI FlexCore 1500 MBH firetube boilers.

Specifically designed to optimize efficiency in low temperature systems, the Flexcore condensing firetube boilers easily handle the cool return water while providing ultra-high efficiencies. The units feature a state-of-the-art heat exchanger design which will provide durability beyond that of any competitive firetube boiler on the market by virtually eliminating the stresses caused by expansion and contraction. The water source heat pump loop at Bay Square Condominiums operates at 85°F enabling the boilers to condense the entire heating season for maximum system efficiency.

C3 Project Engineer Dave Mahoney reports that the condominium building is on target to save approximately $9,000 per year which will equate to a savings of nearly 30% on their annual heating expenditure. According to Mahoney, the RBI Flexcore boilers were chosen for the ease of installation and service as well as their reliability. “We’ve previously had very good experience with the Flexcore units and the contractors are equally impressed with them,” said Mahoney.
