Welcome to Ecospace NZ! We take pride in bringing you beautifully designed eco-friendly units, which are produced with four key ideas in mind:
- SUSTAINABILITY
- FLEXIBILITY
- AFFORDABILITY
- and most importanly QUALITY
SUSTAINABLE :
First and foremost, we are committed to providing a product that does not shy away from the harsh reality of climate change; and the impact that humans have on our environment.
Each stage of the building process is undertaken with sustainability in mind. Our units have been architecturally designed by Eco Habitats - specialists in eco-friendly architecture - and built by registered New Zealand certified builder members GBARR Construction Ltd.
We have done away with traditional timber and steel stud applications for the primary structure of the units. Instead, we have opted to use Formance™ SIP's, an environmentally friendly product that encourages superior durability and energy efficiency of the building envelope. A sustainable approach is reflected in all the materials that we use; each one selected for its high quality and environmental sustainability which save's you money in the long run. (More info here) : https://www.formance.co.nz/why-sips/
FLEXIBLE :
Our customizable units are built to suit your needs; whether you're looking for a tiny house, bach, air bnb, granny flat, or studio for work purposes, one of our Ecospace units will be a perfect investment for your family or business.
Each of the base units that we offer is built on a trailer, providing you with a greater range of possibilities for your new living or working space. Moving houses takes on a whole different meaning!
This also provides the added option of avoiding the lengthy and intimidating consent process with council that one can get bogged down in when deciding to build.
AFFORDABLE
Let's face it, the current state of the housing market has made it increasingly difficult to buy a first home, or bach. Growing house and land prices are locking many people out of the option to own their own house. Ecospace units are a more realistic alternative for those who want to get started without being locked into a excessive mortgage.
Do you have a plot of land, but aren't quite ready to build that dream home or bach you've always wanted? Maybe you can't afford to? Do you have a piece of land where running main service's to the property is unattainable or too expensive? An Ecospace unit might be exactly what you need, and being completely transportable, they can be moved to the back of the property as a secondary income source, or sold on to another lucky customer if the time comes to upscale.
With that being said, there are also affordability benefits in the long term with our structure being made out of Formance™ SIP panels, which reduce's energy consumption, and lower energy bills. With our high insulation R rating, and top quality air and vapour control, you will lower your heating and cooling loads over the lifetime of your home. Our heat recovery ventilation system's are also very affordable to run at less than 1 cent per day per fan! We're confident our cabin's are so warm you won't even need heaters in the winter!
QUALITY:
Quality is the foundation of everything that we do at Ecospace NZ. We value the investment that you make when choosing an Ecospace unit, and we want to ensure that you are happy with the finished product.
We have an experienced team that takes pride in their workmanship, with a keen eye for the finer details that create a premium quality product we're sure you will love.
Our focus on quality extends to the one on one service that we provide you. We care about what you think, and we want to ensure that the building process runs as smooth and stress free as possible for you.
We at GBARR Construction Ltd are proud members of the NZCB (New Zealand certified builders) and licensed building practitioners, with a 10 year HALO guarantee provided on all our work.
Above all else, we deliver a sustainable, flexible, and affordable living space for New Zealanders, that doesn’t sacrifice comfort or quality.

Additional Information:
Build times:
Once the deposit is received, and depending how busy we are we generally allow up to 3-4 months (12-16 weeks) for the building process. The trailer's alone take 8 weeks to build depending on how busy the supplier is, and our Formance™ SIP Panel's also take 8 weeks for production time. The actual construction start to finish for us takes 4-6 weeks. We are working on getting this time reduced by sourcing multiple trailer engineers, and having pre-made stock of Formance™ panels in production for each unit.
Delivery/Transport:
Our Ecospace cabins can be picked up from our warehouse in Auckland without a pilot vehicle, however you need to be experienced at towing and have a vehicle capable of towing 3500kg. If the GMV of your vehicle and the cabin is greater than 6000kg you will require a class 2 license. We can offer delivery all around New Zealand, however, every situation is different so we will need to provide a quote at the time of enquiry/transportation. Here are the common regions we can deliver to:
- Auckland
- Coromandel
- Hamilton
- Northland
- Taupo
- Palmerston North
- Wellington
- Christchurch
- Dunedin
Building & Resource Consents:
Our Ecospace units are built with the vision of being "off the grid", however, we understand this may not suit everyones situation. Our 10m2 Ecospace cabin is slightly under 10m2 and fully transportable so will not require building consent according to the NZS3604 building code. The 13m2 Ecospace cabin with ensuite and 18m2 self contained bach are both built on a registered and warranted light trailer which classes them as a vehicle, however, if you are connecting to main council services, this will trigger a consent, so you'll need to have your own self sustainable fixtures including composting toilet, and seperate grey water system to avoid this. Resource consents and local council rules vary between each region so we suggest it is best if you get in touch with your local council for more information. If a resource/building consent is required for your region, we have the plan's and a licensed building practitioner ready to comply with all relevant inspections and requirements at your cost.
Off the grid options:
We have options to make our Ecospace cabins completely self sustainable and off the grid. This includes solar panels fixed to the roof on site, seperate grey water system options, and composting toilet options. As every customers situation is different based on power output requirements, and frequency of use, we recommend getting in touch with our trusted partners for these options once your cabin has been selected. A rough price indication for off grid solar connection ranges from $12k-$17k inc GST depending on size, watts, and battery storage. The composting toilets we use are around $900.00 + GST for a standard mid range Bambaloo dry composting toilet, but there are other options available. Standard grey water systems are around $1300 + GST, again, with different options available, so it's best to get in contact with our suppliers to discuss the best suited option for you. Here is a link to the suppliers we use so you can check out more information: https://www.wctnz.co.nz/ and for solar power options we have partnered up with Solar king who provide all sorts of off grid solutions to serve your needs.
Site connection & extra transport cost's.
We have designed our units to be ready for connection when it leave's our factory and reachs your site. Because we don't know every situation and where each intended Ecospace unit is heading, we have left this site connection part out of the package, but can easily add this, or help you with this process as its very straight forward for any electrician or plumber local to your area.
The deck and pergola for both options will be built on site for ease of transport and to save pilot vehicle costs. Depending on where in NZ this is, it could possibly incur extra transport charges for materials delivery and vehicle transport charges to get to site as we are based in Auckland. We will provide a estimate for each enquiry.
Payment terms:
As with most building contracts we work on a progress payment system. We require a 60% deposit once the contract is signed and before the construction starts, this covers all the building materials to get the project started and into production. At week 9 we then require a further 30% to pay for the construction labour costs, and then the final 10% before pick up/delivery.
Benefits of building with Formance™ SIP Panels:
A building enclosure has four core functions. In order of importance, they are:
- Rain control
- Air control
- Vapor control
- Thermal control (easiest to control and least important)
Energy Efficiency
Formance™ panels combine superior insulation with near-zero air leakage to maximize the performance of the building envelope and allow HVAC systems to operate more effectively. You also get:
- Reduced energy consumption.
- Lower energy bills.
- Up to 90 percent less air leakage than stick-framed structures.
- No thermal bridging or convection looping.
Durability
- Formance™ panels help improve structural strength for resistance to natural disasters. You also get:
- Structural characteristics similar to a steel I-Beam.
- Superior structural stability with stiffness, strength, and predictable performance.
- Lower maintenance requirements.
Sustainability
There's nothing quite like the feeling that you're doing your bit. Formance™ panels are a welcome relief to our environment, having an estimated reduction in the level of Carbon emissions of 9.9 x over the life of the building when compared to traditional building methods. Key contributors to the superior performance of Formance™ panels in this area include:
- Reduced heating and cooling loads over lifetime of home
- High R-value
- Low air leakage rate
- Low environmental impact of materials
- Low maintenance requirements
- Lightweight materials reduce transportation
Design Freedom
Rounded roofs, arched windows and other complex designs are made simple with Formance™ panels. The manufacturing process means that no design element is too hard to accomplish. You also get:
- Ability to cut almost any shape
- Open and airy feel with no need for false ceilings
- Ability to maximize space
Buildability
Formance™ panels are engineered in a controlled factory environment meaning precision home building is now a reality for builders. Easy to build with, fast to erect and with less wastage or re-work on site, Formance panels put the satisfaction back into a job well done for builders.

About us:
Ecospace NZ started from an idea I had as a young apprentice to build sustainable off grid solutions for New Zealanders. After placing in a apprentice of the year competition held by BCITO, this set the fire and passion I have to support the NZ building & housing industry. As soon as I was qualified, I started my own building company, and a few years later decided to follow my intuition and gut to get this project started as well. After a few years of residential building, I saved enough money to put towards starting Ecospace, ensuring we sourced the best quality design & materials, and covered all scenarios relating to my ideas for the NZ market. Being a nature lover and outdoor enthusiast myself I felt the need to make these as environmentally friendly as possible while still maintaining affordability for kiwis. I saw a huge gap in affordability for housing, bach's, and many other situations for the average kiwi, and felt this solution could contribute to these issues while maintaining New Zealand's "clean green image". I'm very excited about our future, we are constantly thinking of new idea's and ways to improve our product and will be introducing new & bigger designs as we grow. Thank you for showing interest and we hope to help you in the future. Regards, Gavin Barr.
